40% Decline in Real Estate Transactions in 2008

40% Decline in Real Estate Transactions in 2008

According to Land Title Guarantee Co. the total number of real estate transaction in Pitkin County fell 40% last year, and dollar volume fell 46% from 2007 levels.  The report listed 2008 sales at $1.37 billion, and 2007 sales at $2.52 billion.  The 2008 amount was the lowest since 2003.

Given the falling monthly drops in sales throughout 2008, the overall statistics came as no surprise.  Membership in the Aspen Board of Realtors is down about 10% from one year ago as of mid-January.  Several firms have closed their down-valley offices, and veteran brokers are projecting the consolidation among upper valley firms.   Despite the drop in sales, the average single family home price in Pitkin County was $5.1 million up 10% from 2007.  The median single-family home values actually increased by 7% last year in Aspen and 4% in Snowmass Village.  Basalt saw an increase of 16%.

In addition, the fractional property sales transactions represented 40% of the total transactions and 5.4% of the total dollar volume of $112 million.

January Thaw Is Right On Time

January Thaw Is Right On Time

Aspen locals are relishing clear, blue sky and mild temperatures as a 'January Thaw' has us firmly in its grasp.

Skiers are getting used to snow conditions other than 'powder' while non-skiers are enjoying a well-deserved break from a non-stop series snowstorms and bitter cold.

Next major events on Aspen's calendar are Gay Ski Week an ESPN Winter X Games.

Aspen Airport Business is Up This Year

Aspen Airport Business is Up This Year

Last year Aspen airport had its busiest year in a decade according to a recently published report.  According to David Ulane, the assistant aviation director at Aspen-Pitkin County Airport, the airport handled more enplanements in 2008 than in any year since 1998.

The increase in traffic is due in large part to new air service operations, namely, the addition of Frontier Airlines.  Last year the airport handled 223,840 enplanements according to Ulane.  This number is 10% higher than 2006.   The year 2007 was not factored into the report as the airport was closed for two months during that time.

In addition to higher plane traffic, parking lots saw a 15% increase in 2008.

United remains the dominant carrier at Aspen airport.  Delta also has several flights in and out of Aspen airport on a daily basis.
