March Snow Storm

The first week of spring 2009 feels more like January in Aspen.  After nearly two weeks of amazing sunshine and warm temperatures, we were surprised by a late March dumping of snow.   The ski conditions are incredible and there is no better time to enjoy Aspen as the crowds are gone and local retails stores and restaurants are offering great discounts.

I highly recommend taking advantage of the last minute deals offered at local lodges and hotels.

Local Auto Registration Fees Due to Increase

Janice Vos Caudilll, Pitkin County Clerk told the county commissioner Tuesday she is doing what she can to inform the public about the hike in vehicle registration fees that will take effect July 1.  The "Funding Advancement for Surface Transportation and Economic Recovery" bill was signed by Govenor Bill Ritter on March 2.  The bill will implement a road safety surcharge and a bridge safety surcharge on top of the registration fees in the state.

The new fees are based on the weight of the vehicle and will cost the average vehicle owner an extra $32 to $55 upon renewal of their registration.

Pitkin County May Seek to Set a Limit on Home Size

Newly elected Pitkin County Commissioner George Newman challenged the maximum house size of 15,000 square feet in the county.   He claims that "to allow a maximum build-out of 15,000sf is just ridiculous.  We are still allowing monster homes to be built."  

The Pitkin County transferable development rights program allows landowners in the county's downzoned "rural and remote" areas  to be compensated for the loss of their potential development rights.  A landowner in what is considered the rural and remote zone can sell a TDR to someone who wants to build a larger home, or more homes somewhere else in the county. 

In 2008, TDRs sold on for between $282,500 and $310,000, according to county representatives.

Without TDRs, homes built in Pitkin County can be a maximum of 5,750 square feet.  However, each TDR purchased allows an owner to add an additional 2,500 square feet on to a house up to 15,000 square feet, and in some cases, even larger.

Commissioners are considering limiting the maximum size to 8,250 square feet, down from 15,000.

Caffeine seekers were greeted with a not so positive message on the door of the local coffee hot-spot, Zele Cafe, yesterday, stating that the establishment will be closing April 12th for good.  Zele has been in business for the past fifteen years.  Due to the economic climate, they will not be renewing their lease.

Local businesses that have also decided to close up shop this month include J. Mendel, Jay Madigson Art Gallery, Colorado Baggage, and Town Center Booksellers in Basalt.  The Aspen location of Taster's Pizza and Crave Restaurant in Basalt have both temporarily closed in order to adjust to the the economic changes.

Fractional Sales Drive the Market Again in February

The total number or real estate transactions were up as much as the dollar volume was down in February in Pitkin County, based on the latest report from Land Title Guarantee Company.  The market was once again driven by fractional sales at the Residences at Little Nell and Dancing Bear.

Dollar volume was down nineteen percent, while transactions went up nineteen percent over February 2008. 

The local market has been down in dollar volume for the last seventeen months, coming off the record breaking years of 2006-2007.

New Local Alert System

An emergency alert system was recently created to alert locals and visitors of local emergencies, traffic jams, and weather advisories.  Advisories can be sent to either an email address or mobile phone via text message.  In addition people can select the criteria of alert they want to receive.
