Gary attended the 14th annual Luxury Real Estate conference in Beaver Creek last week as the representative for Joshua & Co. 

Joshua & Co. received Luxury Real Estates award for Most Outstanding Listing in recognition of the sale of a $43m single family home on Willoughby Way in Aspen.  Joshua & Co. represented both sides of the sale.

Seasons of Change

This morning I was welcomed by snow dusted peaks as I enjoyed my coffee on the back deck for what might be close to the last time for the season.

This week we are enjoying brisk mornings and warm afternoons, a September favorite of mine.

Most visitors say summer is their favorite time to visit Aspen, but I have to admit that fall is one of the best kept secrets.

Fewer Cars and Trucks Coming Into Aspen

Vehicular traffic coming in and out of Aspen is down compared to 2008. The weakened local economy and subsequent loss of jobs is responsible according to the City of Aspen Transportation Department.

Traffic was off 15% in August from the same period in 1993.  The 2009 traffic counts between January and August were 10% below 1993 levels.

Maroon Bells Bus Will Run Only on the Weekends

Maroon Bells Bus Will Run Only on the Weekends

After Labor Day weekend, visitors to the Maroon Bells can drive themselves up to the Maroon Lake trail head on Monday through Thursday.  Bus services will be limited to Friday through Sunday, 9:00am to 4:30pm with the last ride back to Highlands leaving at 5:00pm.  The fee for people to ride the bus is $6 for adults and $4 for children. 

Motorists driving themselves must pay $10 for park entry between the hours of 7am and 7pm.

Bus service will cease completely after October 1st.

Forbes released their annual report listing the top 500 most expensive zip codes in the United States.  Not surprisingly, 3 Roaring Fork Valley zip codes made it into the top 100.  Topping the list of local zip codes is #13 Old Snowmass (81654) where median the home price is reported at just under $3 million.  Second at #20 is Aspen (81611) with a reported median home price of $2.74 million and coming in at #82 is Snowmass Village (81615) where median home prices were listed at $1.76 million.

Real Estate Sales by Dollar Volume Increase in the Month of July

July 2009 is the only month so far this year that has reported an increase over 2008 in dollar volume for real estate transactions.  Included in that calculation is the notable $43,000,000 sale of a single family residence in Aspen, in which Joshua & Co. represented both the buying and selling side. 

Despite the dollar volume increase, the total number of transactions in July was down 34.8% from the previous year to 43 recorded transactions.

To date this year, total dollar volume of $598,093,422 is down 28.9% from last year.  Transactions to date total 374 and are down 27.8% from the same period in 2008. 

The year to date average single family home sold price in Pitkin County is $5.3 million, up 4% over last year (please note, this figure includes the $43 million dollar sale).  The year to date median single family home sold price in Pitkin County is $3.8 million, down 6% from last year.

Hazy Days

Hazy Days

Smoggy skies and smoke filled valleys welcomed valley residents as they drove to town yesterday morning and today.  Fires in both Utah and California are producing a large enough amount of smoke to wander into Western Colorado via a westerly wind.

No wildfires are currently burning in Western Colorado, but fire officials say the risk is high due to the low humidity and high wind expected this week.
